RYC UNIT SALES - ESTIMATED CLOSING COSTS

The annual member assessment for common charges is $2,900. This charge is owed by the unit’s owner of record as of the RYC Annual Meeting in January and is due no later than 30 days from the date of invoice. The charge is typically reimbursed by the Purchaser when the closing occurs prior to Commissioning. During the season the charge may be prorated from the date of Commissioning.

  1. Purchaser pays new member assessment of $750.00 to RYC.
  2. Purchaser and Seller split attorney’s fee of $1,000.00 ($500.00 each).
  3. Purchaser pays title fees of $210.00.
  4. Purchaser pays Norwalk Town Clerk recording fee of $60.00.
  5. Seller pays State Conveyance Tax of 1.25% of sales price.
  6. Seller pays Local Conveyance Tax of 0.50% of sales prices.
  7. Real estate taxes (currently approximately $200 annually) are prorated between parties.
